Rightmove data scraping is the automated collection of publicly visible Rightmove listing data — asking price with portal price history and reduction counts, status transitions, geocoded attributes, agent identity and relist-linked days on market — structured so listing lifecycle is measurable and a sale is never inferred from a listing simply disappearing.

What makes Rightmove data different from other property portals

These are the reasons a Rightmove dataset needs its own handling rather than a shared retail schema.

No MLS means the portal is the market

In the US, listing data flows through MLS systems with licence terms that constrain what can be collected. The UK has no equivalent. Agents list directly on portals, and Rightmove carries the overwhelming majority of the market.

That makes Rightmove data unusually complete for a property dataset. Asking price, published price history, property attributes, agent identity, floorplans and status are all on the public listing.

It also concentrates the risk: if a property is not on Rightmove it is largely not on the market, so coverage gaps are genuine market signals rather than collection failures. We report coverage per postcode district so you can distinguish the two.

Relist-linked days on market is the field that changes conclusions

Days on market is the headline metric in property analysis and it is trivially easy to compute wrongly. A property that has been for sale for fourteen months can show as new if the agent relisted it last week.

Why relisting happens

  • Refresh the listing. A new listing appears higher in date-sorted results and looks fresher to buyers.
  • Agent change. The vendor switches agent and the property appears as a new instruction.
  • Price repositioning. Relisting at a new price rather than showing a reduction on the existing listing.
  • Failed sale. A sale falls through and the property returns.

We link relists using address, attributes and geocode, and deliver both days_on_market_listing and days_on_market_linked. The gap between them is often months, and it is exactly the number that tells you whether a market is moving.

Where linkage is uncertain — addresses are frequently partial on UK listings — the record carries a confidence score rather than a forced link.

What we will not claim: that a delisted property sold

This is the most common error in UK property datasets and it inflates absorption metrics in a direction that flatters the market.

A listing disappearing can mean sold, withdrawn, agent contract ended, taken off for renovation, moved to a rental listing, or a portal error. Rightmove publishes a status transition for some of these and not others.

Where a status transition is published — under offer, sold subject to contract, let agreed — we record it with its date. Where a listing simply disappears with no transition, we record disappeared_unconfirmed and do not classify it.

Sold prices are a separate matter: they come from Land Registry, they lag by months, and they are a different dataset. We do not present asking price as achieved price, and we do not merge the two silently. If you need achieved prices, licence the Land Registry data and join on address.

Yes, as separate populations with listing_type. They behave differently: rentals turn over far faster, use let-agreed rather than sold-STC, and their price history means something different.

Merging them produces days-on-market and reduction figures that describe neither market. Most clients want one or the other; where both are needed you get two clean populations.
