Agency & Developer Site Data

Portals syndicate from these sites. So the point of collecting them is everything the portal did not receive, or did not publish.

Agency and developer site data covers listings on agencies' and developers' own websites rather than on portals. These are the upstream source — portals syndicate from them — so the value is the syndication gap: listings that appear here and not on the portal, appear earlier, or carry detail the portal feed strips out.

Our independent restaurant and hotel pages describe discovery problems. This one has the same discovery problem plus a reason it is worth solving.

Free pilot on your own Agency and developer sites list, returned in 24 hours. No card, no trial clock — and you keep the sample data either way.

Platform specifics

The syndication gap, and how to measure it

These are the reasons a Agency and developer sites dataset needs its own handling rather than a shared retail schema.

Three different gaps, and they need separating

"Not on the portal" covers three distinct situations, and an analysis that pools them learns less than it should.

  • Never syndicated. Off-market, pre-launch or agency-exclusive listings the portal never received.
  • Syndicated later. The listing reaches the portal after a delay, which can be days.
  • Syndicated with less detail. The portal feed carries fewer images, a truncated description, or omits fields the agency site shows.

syndication_status separates them, computed from paired observation against a portal panel on a shared schedule. Without the portal side, none of this is computable — so an engagement here is usually scoped alongside a portal.

portal_lag_hours is computed only from paired records, and detail_fields_missing_on_portal lists what the feed dropped.

Which makes the third kind quietly valuable

A listing present on both but richer on the agency site is the most common gap and the least noticed. Tenure detail, service charges, floor plans and full descriptions frequently do not survive syndication.

Discovery, and the developer case

Discovery

As with independent hotels and restaurants, there is no catalogue. For a defined market the agency set has to be constructed and verified.

source_url, site_verified, verification_basis on every record, and discovery_coverage_estimate against the defined market — never a completeness claim.

Developer sites are a different shape

A developer site presents schemes rather than individual properties, with from-prices, phase releases and availability that changes without a listing appearing or disappearing.

  • source_type separates agency from developer.
  • Developer records carry scheme structure, handled as on our new build scheme page.
  • Availability on a developer site is frequently a plot or unit grid rather than a listing.

What we do not collect

  • Agent, negotiator or developer staff details. Agency sites display them prominently; we do not collect them.
  • Vendor, buyer or enquirer data. Never.
  • A completeness claim over a market.
  • Addresses sharpened beyond publication.

The first is worth stating because agency sites are built around named individuals with photographs and direct contact details. We collect the listings, not the people.

Scope

What we collect on Agency and developer sites, and what we do not

The right column matters more than the left. Anyone can list fields; the limits are what tell you whether the dataset will hold up.

✅ What we collect

  • source_type separating agency from developer
  • source_url, site_verified and verification_basis on every record
  • discovery_coverage_estimate against the defined market
  • syndication_status separating the three kinds of gap
  • portal_lag_hours computed only from paired records on a shared schedule
  • detail_fields_missing_on_portal listing what the feed dropped
  • Listings matched against portal records, never merged
  • Scheme structure on developer records
  • Address at the precision published

❌ What we do not, and why

  • A completeness claim over a market
  • A syndication gap asserted without a paired portal panel
  • The three kinds of gap pooled into one figure
  • Agent, negotiator or developer staff details
  • Vendor, buyer or enquirer data

Core Agency and developer sites fields

The full dictionary is agreed during scoping. These are the fields specific to this platform.

Field What it is on this platform
source_type / source_url / site_verified Agency or developer, and how we know
verification_basis / discovery_coverage_estimate How verified, and what share
listing_id_source / matched_portal_listing_id Matched, not merged
syndication_status never, later, or reduced detail
portal_lag_hours From paired records only
detail_fields_missing_on_portal What the feed dropped
asking_price / price_is_asking / price_is_from The figure, and what kind
scheme_id / phase_identifier On developer records
agency_name / developer_name Commercial entities. Not individuals
address_precision As published. Never sharpened
panel_schedule_id Shared with the portal panel
Use cases

What teams do with Agency and developer sites data

Off-portal listing detection

Listings that never reached a portal — off-market, pre-launch or agency-exclusive — which are invisible to any portal-only panel.

Syndication lag measurement

Portal lag computed from paired records on a shared schedule, so early access to a listing is measured rather than assumed.

Detail recovery

Fields the portal feed dropped, which is the most common gap and the least noticed — tenure detail, service charges and full descriptions frequently do not survive syndication.

Developer scheme tracking

Scheme structure and phase releases direct from the developer, ahead of and richer than portal representations.

How we engage

Three ways to engage us

Same collection pipeline and QA underneath. The difference is who holds the schedule and how the data reaches you.

Managed service (most common)

We own the collection, the QA and the delivery. You receive clean data on a schedule and never touch a scraper.

  • Dedicated engineer assigned to your account
  • Site changes fixed by us, not reported to you
  • Scheduled delivery to your warehouse or S3
  • Named contact on Slack or email

Best fit: Teams who need the data, not the infrastructure.

API access

The same collection pipeline exposed as an authenticated REST endpoint your systems query directly.

  • On-demand and scheduled endpoints
  • Rate limits agreed to your load profile
  • Sandbox keys for integration testing
  • Versioned schema with deprecation notice

Best fit: Product and engineering teams building on live data.

One-time or project extraction

A defined pull for a specific question — market sizing, diligence, a pitch, a one-off audit.

  • Fixed scope agreed in writing upfront
  • Single delivery with full QA report
  • Methodology documented for your records
  • Converts to managed if you want continuity

Best fit: Research, strategy and diligence work with a deadline.

Pricing

Every engagement is quoted individually, because the honest answer depends on your scope: how many sources, how many records, how often, and how the data reaches you. We scope it with you, run a free pilot on your own sources, and then quote a fixed monthly figure — no per-request metering and no overage billing when volumes move. Request a quote and you will have a number after one call.

Agency and developer sites is usually collected alongside its competitors

Almost nobody buys a single platform in isolation. Agency and developer sites data becomes useful when it sits next to the competitor set on one schema, refreshed on one schedule, so a price index or availability comparison is genuinely like-for-like.

That is what real estate data covers, and a Agency and developer sites-only engagement can be expanded into it without rebuilding. If you already know you need several platforms, start there instead — it is the same pipeline and usually the better scoping conversation.

FAQ

Agency and developer sites data scraping: frequently asked questions

Platform-specific questions, including what cannot be collected here.

Because syndication is lossy in three different ways. Some listings never reach a portal at all — off-market, pre-launch, agency-exclusive. Some arrive after a delay. And some arrive with fewer images, truncated descriptions or missing fields.

We separate the three rather than pooling them into one 'not on portal' figure.

Usually the third, and it is the least noticed. A listing present on both but richer on the agency site is common — tenure detail, service charges, floor plans and full descriptions frequently do not survive syndication.

No. The gap is computed from paired observation, so an engagement here is usually scoped alongside a portal on a shared schedule.

Without the portal side, 'not on the portal' is an assertion rather than a measurement.

We report an estimate against the defined market, never a completeness claim. As with independent hotels and restaurants, there is no catalogue to work from.

No. Agency sites are built around named individuals with photographs and direct contact details, and we collect the listings rather than the people.

We quote individually, and it is priced differently from portal work because discovery and verification dominate rather than extraction volume.

One scoping call, a free pilot within 24 hours including a coverage estimate and sample syndication gaps, then a fixed monthly quote. Request a quote.
