Zoopla Data Scraping

Two identical flats at the same price, one with 95 years left and one with 68, are not the same asset. The field is often missing.

Zoopla data scraping collects UK property listings, asking prices, rents and attributes. The field that most changes what a UK listing means and is most often absent: tenure, and for leasehold, the remaining lease term. A flat with a short lease is a materially different asset from an identical one with a long lease, and a dataset without the term cannot tell them apart.

Most property data problems are about comparing prices correctly. This one is about whether two listings are even the same kind of thing.

Tenure, and the field that is missing when you need it

These are the reasons a Zoopla dataset needs its own handling rather than a shared retail schema.

A short lease is a different asset, not a discount

UK property is held freehold or leasehold, and most flats are leasehold. On a leasehold flat the buyer owns the property for a fixed remaining term.

  • A long lease behaves close to freehold for most purposes.
  • A short lease is materially different — lending becomes harder, extension costs rise, and the asset depreciates as the term runs down.
  • Two identical flats at the same price with very different remaining terms are not comparable, and the price difference between them is not a market signal about the building.

So a UK price index that does not carry tenure and term is mixing two asset classes and reading the mix as price movement.

And the term is frequently absent

Tenure is usually stated. Remaining lease years frequently are not, particularly on listings that have not been through a full agent data entry.

We record tenure, lease_years_remaining where published, and report tenure_fill_rate and lease_term_fill_rate per batch. We never estimate a remaining term — it depends on the original grant date and length, neither of which is on the listing.

Ground rent and service charge sit outside the price

A leasehold flat carries ongoing obligations that are not in the asking price.

  • Ground rent — payable to the freeholder, and its escalation terms matter more than its current level.
  • Service charge — building maintenance, and it varies enormously between blocks.

Both are captured as separate fields where the listing states them, with ground_rent_terms_text as published. We do not parse escalation terms into a structured schedule, because the wording varies too much and a mis-parsed doubling clause is a serious error rather than a rounding one.

And we do not compute a total cost of ownership. Capitalising a service charge needs a horizon and a discount rate, the same position as the Swedish monthly fee on our Hemnet page.

Sold STC is not sold

UK listings commonly show sold subject to contract, which means an offer is accepted and the sale has not completed. A meaningful share fall through.

listing_status carries it as its own state, distinct from available and from sold. Treating STC as sold overstates completions; treating it as available overstates supply.

EPC, and what UK portal data is not

EPC

An energy rating is published for most UK listings. England and Wales, Scotland and Northern Ireland operate separate certificate regimes, so epc_scheme is recorded alongside the rating rather than assuming one national scheme.

Unlike France, a poor UK rating does not currently bar letting in the same way, so we treat it as an attribute rather than a gating field — the opposite position to our SeLoger page, and the difference is the point.

What portal data is not

  • Not transaction prices. UK sold-price data exists through separate public registers with a lag.
  • Not time to sell. A listing disappearing can mean sold, withdrawn, or relisted.
  • Not agent data. Agency is a commercial entity; individual agents are not collected.

Tenure and remaining term on every record, so a leasehold flat with a short lease is not averaged in with freehold and long-lease stock as though the price difference were a market signal.
