Condomínio and IPTU sit outside the rent

A Brazilian rental listing typically quotes three figures.

  • Aluguel — the rent itself.
  • Condomínio — the building charge covering maintenance, staff, security and amenities.
  • IPTU — municipal property tax, frequently quoted as a monthly amount.

The condo fee is the one that varies most. A building with a pool, gym, twenty-four-hour concierge and party room carries a very different charge from a simple block, and two apartments at the same rent in the same neighbourhood can differ substantially in total cost.

We record each separately and derive total_monthly_cost with total_basis naming which components it includes — because listings differ in whether IPTU is quoted at all.

Where components are missing

condominio_amount and iptu_amount are null where not stated, and we report the fill rate per batch. We do not estimate either. A condo fee depends on the building's budget and amenity set, neither of which is on the listing.

Two area figures, and one of them inflates comparisons

Brazilian listings commonly quote both área útil (useful area) and área total (total area, including common-area apportionment and sometimes parking).

  • Total area is the larger figure and it is the one more often shown prominently.
  • A per-square-metre figure computed from total area understates the cost of usable space.
  • The gap between them varies by building, so it is not a constant adjustment.

We record area_useful_sqm and area_total_sqm separately, with area_basis_primary naming which the listing led with. Any per-square-metre derivation states which area it used.

Parking

Parking spaces (vagas) are a material value component in Brazilian metros and are counted separately. Recorded as parking_spaces rather than folded into an amenity list, because in dense cities the difference between zero and two spaces is a price difference rather than a feature difference.

Market context, and what we do not produce

Inflation

Brazilian rental contracts commonly index to an inflation measure, and a rent series read without that context shows movement that is partly indexation rather than market.

We deliver unadjusted local-currency figures with precise timestamps, and we do not apply an inflation adjustment — the index choice is an analytical decision, the same position as our Rappi Turbo page takes on LatAm pricing.

Duplication

Brazilian listings carry meaningful agency duplication, closer to the Spanish pattern than the Dutch one. Clustering runs with cluster_confidence and cluster_basis recorded, and the individual listings are retained so the price spread across agencies stays visible.

What we do not collect

  • Transaction prices. Asking only.
  • Agent or owner personal data, in any form. Agency is a commercial entity.
  • Building financial records. The condo fee is what the listing states, not what the association budgets.
